The Process of Building

WHAT IS THE PLANNING PROCESS:
When building a house or extension in the Republic of Ireland we must get in contact with a professional to draw up house plans. This process can take time as it is something that requires a lot of time and input too. These plans can then be submitted to ‘An Bord Pleanála’ in your local county council. Sometimes planning permission is subject to conditions, which may require changes to your proposals. Once you have been granted planning permission it normally lasts for 5 years.
You are required to pay a fee to your local authority with your planning application. The fee varies from county to county but for an application to build a house is usually €65.
You may also have to make a contribution to the construction of a road, water supply or sewerage works, which may be necessary and can also run up costs. 

When planning is granted it is time to work out costs. Initially, it can be useful to speak with a QS to estimate the cost to build for Mortgage applications.
