House of the Week 6th:
A typically spec'd house we encounter a lot in Ireland including PVC windows, twin cavity block construction, cut roof with fiber cement slates and insulation levels just enough to achieve compliancy in the fabric of the building.
An air to water heat pump was required to reach the required BER rating. Radiators were initially preferred but Heat Pumps partner much better with underfloor heating so the 1st floor was specified as hollow core precast and a sand/cement screed was allowed to both floors over the underfloor heating pipes.
PC Sums were allowed for Kitchens, Stairs with Balustrade and a mixture of floor finished including carpet, engineered timber, ceramic and porcelain tiling throughout the house.
There was a small external works package included with entrance walls included and a small section of post and rail fence.
239m2/ 2577ft2,
cost €299,375 incl VAT.
Predicted A3 BER.
