HOUSE OF THE WEEK: This house came in at €329k including VAT with preliminary A3 BER.
With a mixture of finishes including napp plaster, natural stone, zinc cladding and natural slate to the roof this will be a very attractive building when complete.
The high end finishes to the outside are matched by a good allowance for the kitchen to be complete inside along with allowances for engineered timber floors with varied ceramic and porcelain tile finishes.
The client had a good idea on the specification he wanted and for peace of mind wanted to get a breakdown of the costs it would incur. From the specification supplied and ensuring compliance with Part L the house is predicted to come in at €119/ft2 (incl VAT).
An air to water heat pump, mechanical ventilation with heat recovery and an element of photo-voltaic panels were allowed to make sure Part L was achieved.
Hopefully the heat pump can be re-sized to allow the PV panels to be left out and Part L still achieved.
