House of the week 2!
HOUSE OF THE WEEK: Just under 1,800 ft2, this property came in at €211,000 in the final costed report.
An interesting house this week with a real exercise on Energy.
It can be difficult to fully comply with Part L Energy Compliance using boilers (only 2% of New Builds last year had Oil/Gas Boilers) but by trial and error we managed to get this property through with a Preliminary A3 BER and Part L using a high efficiency Oil Boiler, 5m2 of Solar Panels and an efficient Solid Fuel stove.
Most new builds are running with a Heat Pump which come at high initial costs.
On this project the combination of Oil Boiler and Solar Panels came in circa €2.5k cheaper than an Air to Water heat pump (not accounting for any long term paybacks).
While not a possible option for every build its configuration along with insulation levels allowed for Part L compliancy even with a Boiler.
